What many residents add to it is a second place — green, with the sea in front of it and a different rhythm — which the family can use for a summer, a school break or a long winter, and which stays in the portfolio between visits.
Phuket is one direct flight away. Emirates flies Dubai to Phuket every day; on the September 2026 schedule the outbound flight leaves at 02:30 and lands at 12:00 local time, about six and a half hours in the air, and Air Arabia flies from Sharjah. Phuket is three hours ahead of the UAE. Timetables change by season, so look at the airline before you book.
The island has what a family base needs: international schools such as BISP and HeadStart, mosques and halal restaurants, and long beaches along the west coast. The dry season runs roughly from November to April; from May to October it rains more, and the island is greener and quieter.
What you buy is easy to describe: a condominium whose price is published, a payment plan that follows construction, and a title registered at the Land Office within the building’s quota for foreign owners. The premium residences carry the names of hotel groups; two entry-level projects begin from $150,000.

Since 15 September 2026 holders of many passports — among them the UAE, India, Türkiye, Saudi Arabia, Kuwait, Qatar, Oman, Bahrain and Jordan — can stay 30 days without a visa, with one extension possible. The rule follows your passport, not your UAE residence, so check yours. Longer stays run through the Destination Thailand Visa, the Long-Term Resident visa or Thailand Privilege.
In a condominium the title deed can carry your name, as long as foreign owners together stay within the building’s 49% quota; it is registered at the Land Office. Villas are held on a registered lease or through a Thai company. We explain which applies before you pay a deposit.
In a hotel-brand residence the operator can rent, host, maintain and report while you are away, and you keep the keys for your own weeks. Income depends on occupancy and is not guaranteed unless the contract says so.

It depends on the passport, not on your UAE residence. From 15 September 2026 the visa-free stay is 30 days for citizens of about sixty countries, a list that includes the UAE, India, Türkiye, Saudi Arabia, Kuwait, Qatar, Oman, Bahrain and Jordan. One 30-day extension can be requested at immigration.

By international transfer in foreign currency from your bank to the developer’s account. The receiving bank issues a Foreign Exchange Transaction form, which the Land Office asks for at registration. If the money comes from an account elsewhere, the route is agreed with your bank and our lawyer before the reservation.
Some home countries set their own rules for money sent abroad, and passport countries differ on tax; Thailand taxes foreign income brought in by someone resident there for 180 days or more. Ask your bank or adviser first.
No. Buying property in Thailand does not by itself bring a visa or residence.
Longer stays have their own routes: the Destination Thailand Visa, the Long-Term Resident visa (it has asset requirements) and Thailand Privilege membership. We lay out the options; for immigration advice you need an immigration lawyer.
